Roof Cost Factors

What Moves Your Number

Satellite imagery gives us the size and shape of your roof. The final price also depends on what is already up there, what is underneath it, and the material you choose.

Pushes the Price Up

Bigger roof

More square footage means more shingles, underlayment, and labor. Size is the biggest cost lever.

Steeper roof

Steeper slopes require more safety setup and slower, more careful work.

Extra existing layers

Every old layer has to be removed and hauled away before the new roof can go on.

Rotted wood underneath

Damaged decking must be replaced before we install anything new. We will not cover bad wood and hope it holds.

Brings the Price Down

One clean layer

An existing layer that comes off easily keeps labor and disposal costs down.

Walkable slope

A gentler slope is safer and faster for the crew to work on.

Simple roofline

Fewer angles, valleys, chimneys, and skylights mean less cutting, sealing, and labor.

Standard architectural shingle

A quality standard shingle costs less than designer or luxury materials and still carries a strong manufacturer warranty.

Most of this lives where you cannot see it. That is why the satellite number is a ballpark and the exact price comes after we get on the roof.

Frequently Asked Questions

No. Your estimate is the only email you will get, and we do not ask for your phone number. If you want to talk to someone, you call us.

It is a ballpark, not a quote. The calculator uses available imagery to estimate your roof size, pitch, and number of faces. It cannot see how many layers are already up there or the condition of the wood underneath, and those can change the price. Treat the number as a starting point.

It happens, especially with heavy tree cover. If the imagery is not clear enough for a number we would stand behind, we will tell you that upfront instead of guessing. A roof like that needs a manual measure, which just means one of us coming out to look at it. From there it is up to you: reach out whenever you are ready and we will schedule a free inspection.

Usually because the two quotes are not covering the same work. One might include removing two old layers, replacing rotted wood, and installing a heavier shingle. Another might assume an easy tear-off and a standard shingle. Compare what each bid includes, not only the total.

No. The instant estimate is free, the in-person inspection is free, and there is no obligation either way.
