Project Overview And Inspection
This roof replacement was completed for a homeowner in Hayden Idaho who originally found us through a neighboring project we were working on nearby. The homeowner was in the process of selling his home and had attempted to move forward without replacing the roof, but after multiple setbacks, it became clear that a new roof was necessary to protect the home’s value and move the sale forward with confidence.
During our inspection, we identified significant granule loss across the shingles, with fiberglass beginning to show through in multiple areas. The roof was more than 20 years old and had reached the end of its service life, making replacement the safest long term solution.
Tear Off And Structural Findings
We completed a full tear off down to the roof decking to properly inspect the foundation of the roofing system. While the homeowner initially believed there may be decking issues due to the roof’s age, our inspection confirmed that the decking was in good condition and did not require replacement.
This process gave the homeowner peace of mind, knowing the roof was installed the right way and not layered over old materials. By addressing the roof from the deck up, we ensured the new system would perform as intended and provide reliable protection moving forward.
Materials Selection And Long Term Value
Because the project took place in November with colder temperatures, the homeowner chose CertainTeed ClimateFlex shingles, which are designed for proper installation and performance in lower temperature conditions. To further enhance protection, W valley metal was installed in the valleys, an area where leaks most commonly occur, adding an extra layer of durability and water management.
